Investment leader Samer Choucair confirmed that the current decline in prices within the Saudi hospitality market is not the end of the era of record-breaking growth, but rather a healthy price correction and a smart repositioning preceding a major upward wave supported by blockchain technology. Samer Choucair explained that the sector recorded its first real annual decline due to a historic supply surge within Saudi Vision 2030 projects, noting that this moment represents an “ideal entry point” for investors thanks to the national infrastructure for real estate tokenization.

Market Correction: Figures and Supply Dynamics

Samer Choucair reviewed the latest figures from the General Authority for Statistics and Al-Eqtisadiah newspaper for the last quarter of 2025, which revealed:

  • Serviced Apartments: Prices dropped by 6%, bringing the average nightly rate to 207 SAR.

  • Hotels: Prices fell by 12%, reaching 389 SAR per night—the largest drop over five consecutive quarters.

Samer Choucair clarified that this decline is due to supply reaching a historic level of 5.9 thousand hospitality facilities. In major cities like Makkah, Riyadh, Jeddah, NEOM, Qiddiya, and Diriyah, supply has temporarily outpaced immediate demand, despite occupancy rates remaining strong at approximately 57%.

The Tokenization Revolution: A Strategic Shift

Samer Choucair highlighted the Real Estate Tokenization revolution launched by the General Real Estate Authority (REGA) in November 2025, asserting that Saudi Arabia has become the first country in the world to implement a comprehensive national tokenization system on blockchain. He noted tangible successes as of April 2026, including:

  • Successful Transactions: Completion of the first full tokenization transactions.

  • Broad Participation: Over 500 investors participated in the first tokenized sukuk via leading platforms such as Ghanem and Jozo, achieving annual returns between 5% and 9%.

  • Leading Platforms: The emergence of platforms like Sahl, Madak, and droppRWA.

Why Real Estate Tokenization is a “Game Changer”

The investment leader explained that the revolutionary benefits of this technology include:

  • Fractional Ownership: The ability to own real estate shares starting from as little as 100 SAR.

  • High Liquidity: Providing liquidity through instant trading of digital shares.

  • Transparency and Automation: Guaranteed transparency and the automatic distribution of rental profits via smart contracts.

Investment Strategy for 2026

In his vision for 2026, Samer Choucair identified serviced apartments as the biggest winner due to their operational flexibility and lower entry price, with a focus on “golden locations” in Makkah, Riyadh, Jeddah, and major Vision 2030 projects.

Samer Choucair’s strategy advises investors to buy during the current correction and hold assets until 2030 to benefit from tourism growth and foreign inflows. He concluded by stating: “Now is the right time; the market grants you fair pricing, tokenization grants you liquidity, and the opportunity is available for everyone to transform this phase into sustainable wealth.”
