Investment pioneer Samer Choucair confirmed that Saudi citizens’ homeownership reaching 66.2% during 2025, thereby exceeding the interim target of 65%, represents a milestone in the journey of Vision 2030, noting that this development goes beyond being a social achievement to become a main driver of the post-oil economy and a massive investment lever.
Samer Choucair explained that this path, which began from a starting point of 47% in 2016, reflects structural maturity in the real estate market, driven by an advanced regulatory environment and digital platforms such as “Sakani,” alongside the expansion of supported financing solutions.
Samer Choucair said: “Reaching 66.2% confirms that the Saudi market has moved from a stage of total dependence on government stimulation to a stage of natural balance between supply and demand, supported by real and sustainable demand.”
The investment pioneer stressed that the Saudi Vision treated the housing sector as an “Economic Multiplier,” where every new home contributes to stimulating vital sectors including building materials, finance, services, and infrastructure.
Choucair added: “Today we are facing a sector transforming from a tactical opportunity into a long-term strategic asset. The next phase is not limited to building units only, but to building an integrated ecosystem that includes property technology (PropTech), asset management, and innovation in real estate financing.”
In analyzing the investment opportunities generated by this transformation, Samer Choucair indicated that smart investors are now moving toward fields deeper than just traditional development, represented by:
-
Smart Real Estate Development: Focusing on mixed-use complexes and new cities linked to infrastructure.
-
Innovative Finance: Benefiting from the entry of fintech companies into the mortgage market and bank expansion.
-
Real Estate Investment Trusts (REITs): Transforming real estate into a liquid, income-generating investment tool.
-
Property Technology (PropTech): Investing in digital valuation and asset management platforms.
-
Sustainable Housing: Focusing on energy efficiency and Environmental, Social, and Governance (ESG) sustainability standards.
Despite the positive signals, Samer Choucair noted the necessity of monitoring global variables such as interest rates and the effects of increased supply on rental yields, emphasizing at the same time that the Saudi market possesses “natural immunity” thanks to government support and strong demographic demand, as more than 60% of the population is under the age of 35.
Samer Choucair concluded his statement by emphasizing that the Saudi market currently offers one of the best cases of Risk-Adjusted Return in emerging markets globally, stressing that as the Kingdom approaches the 70% goal by 2030, the question for the investor is no longer about the feasibility of investment, but about “where to position yourself strategically within this deep structural transformation?”, confirming that the opportunities available today are the result of long-term empowerment policies and not just a cyclical boom.
